A La Carte Management

We recognize some of our clients don’t want “Full Management” or “Tenant Placement” services- they would prefer to handle most of the property management themselves. For the investor-owner who just want a bit of assistance in specific tasks from time to time, we now offer our A La Carte Management when you only pay for what you need. Build your own management package whether it is one feature or ten, you now have options to make your rental more profitable with fewer headaches.

Listing Services/Advertising
1.Customized Rental Market Analysis.
2.Flat Fee Placement Package. Can include MLS Northeast Florida,MLS Central Florida,Rental Guys website …
3. Property Showings. We can schedule your showings and show your property for you or forward the renter leads to you.
4.Tenant Background Checks- credit, criminal background, sexual offender, evictions, employment
5. Property Inspections- photos or videos (move-in and move-out inspections)
6.Lease Preparation – Florida attorney prepared
7.Serving a 3 Day Notice. Per Florida Statutes, this is the first step that must be taken if the tenant has not paid the rent.If the tenant is even 1 day late or you want to evict per Florida statutes, you can not evict until a 3 Day Notice has been served properly and expired.
8.Serving a 7 Day Notice. Per Florida Statutes, this is the first step that must be taken if the tenant has violated the lease(failure to keep care of the lawn/pool, getting an unauthorized pet, HOA violations,etc).
9. Collect your rents.
10. Maintenance. Handle daily maintenance issues and hire vendor
11. Renewal Leases.
12. Fluff-n-Buff Service. For clients who prefer to manage their own units, but who need help getting the home ready for Move in.Rental Guys will coordinate and supervise the following vendors as needed:
Carpet Cleaners
House Cleaners
Handyman (minor issues only)
